Why work with a broker?

Did you know that most residential loans are now handled through mortgage brokers?

Retail banks have loan officers available to handle call-in or walk-in business, but they also offer wholesale loan rates to mortgage brokers and have extensive wholesale websites to enable brokers to transact loans efficiently.  They have outside sales representatives who only call on mortgage brokers. Banks depend on brokers for business, and make sure that we can offer competitive loans to our clients.

There are other lenders who do not have a street or internet presence, but work only through mortgage brokers, and frequently they offer very compelling interest rates or relaxed guidelines.

This enables us to pick and choose for many things – best interest rates, fastest turn times (for short escrows), best investment property pricing, alternative documentation, etc. There is considerable variation in pricing and loan parameters and guidelines among lenders. Mortgage brokers earn their keep by guiding clients to the most desirable package.

I meet personally with clients and am extremely accessible – my cell phone is my business phone, and if clients wish to meet or have a telephone chat in the evenings or on weekends, I am available. I preview documents before clients go to sign, and attend the signoff with them. If the borrower is purchasing property, then I work closely with the realtor to make the transaction successful and as stress-free as possible.

If lenders need to know something significant about the borrower, I write to the lender on their behalf.  If there are credit or title issues to be sorted out, I get involved and push the process.  If other types of snags arise, I become a hard-working part of the solution.
